A Virtual Results Technical Bulletin based on the Bright MLS feed update notice.

Notice title: Bright MLS Policy Changes – Feed Updates and Technical Requirements

Notice provider: Bright MLS

Revision date: August 17, 2026

Compliance deadline: September 30, 2026

Status

  • Status: Implemented
  • Customer Action Required: None

Virtual Results is handling the Bright MLS display-control update at the platform level. Clients do not need to contact Bright MLS, request an extension, remap feed fields, or change website settings for this bulletin.

What changed

Bright MLS is adding or enforcing feed controls that affect how days-on-market, current pricing, historical pricing, price-related search behavior, and listing photos may appear on public real estate websites.

For Virtual Results clients, the practical effect is simple: when the Bright MLS feed indicates that a value or image is not permitted for public display, Virtual Results websites must suppress that information rather than showing it.

What Virtual Results clients need to do

Nothing. This is a platform-side feed and display-rule update. Virtual Results is responsible for applying the MLS display flags in website rendering, search behavior, and media display.

Clients may notice that certain Bright MLS listings omit days-on-market, pricing details, price-history information, price-based discovery options, or specific listing photos when the source feed says those items are not approved for public display.

Virtual Results implementation notes

Flow diagram showing Bright MLS feed flags flowing into Virtual Results mapping, search, listing pages, and photo display controls
Bright MLS feed flags are mapped by Virtual Results before affected listing details, search paths, and media appear on public websites.
  1. Read each listing payload and parse the field-level flags at mapping time.
  2. When a flag indicates disallowed display, suppress every dependent UI path immediately.
  3. For pricing-suppressed rows, remove both the price value fields and pricing discovery/search behavior tied to that listing.
  4. For media suppression, evaluate MediaInternetDisplayYN per media record before generating tiles/slides.
  5. When a required field is missing, retain neutral fallback text: “Contact Listing Agent for Additional Information.”

Fact-check from source

  • All requirement rows and compliance details are explicitly present in the source PDF text.
  • The source notice is addressed to Bright MLS data recipients and development teams; vendor timing or support instructions are not client action items.
  • “Status” and “Customer Action Required” values are set only after source verification in this workflow.
  • No claims about provider motives were added beyond what the source supports.

Technical effects

  • Suppress listing surface behavior consistently on both search and detail routes.
  • Prevent stale or disallowed pricing UI from being displayed.
  • Apply photo-level image gating to reduce incorrect public media exposures.
