Vacation rental and direct booking websites

Stop juggling calendars. Start taking bookings direct.

Virtual Results builds one direct booking website for vacation, short-term and long-term rentals. It stays in sync with your channel manager or PMS, and through it with Airbnb, Vrbo and Booking.com, plus your MLS rentals. It prices every night on its own, quotes a stay in seconds, and takes the booking or the rental application itself. Every direct guest’s email stays with you.

You rent out homes. Somehow you also became the data-entry department.

Most rental businesses describe the same week.

The double booking at 2 a.m.

Airbnb and Vrbo calendars usually talk through iCal feeds, and those feeds refresh on a schedule, not the moment a guest books.3 Two families, one house, and you find out first.

The same rate, typed four times

Peak season starts, so you change prices on Airbnb, then Vrbo, then Booking.com, then the spreadsheet. Miss one and you either lose money or lose the guest.

The cut on every stay

Most Airbnb hosts on the host-only fee pay 15.5%.1 Booking.com commission averages around 15%, and Vrbo takes 5% plus 3% for payment processing.2

The quote you write at 10 p.m.

A family wants nine nights over a holiday weekend, with the dog. You open the rate sheet, add the cleaning fee, work out the tax and type an email. By morning they have booked somewhere else.

“From $189” that turns into $412

Search results show one base price. The guest picks dates, sees the real number at checkout, and leaves feeling misled even though nothing was wrong.

The guest you can never email again

On the big platforms you often get a masked email address that stops working after checkout.4 Your best guests become the platform’s repeat customers.

Your website should fix all of this, because it is the one place you control.

One destination for every stage of a rental.

Most software covers one piece and leaves you to stitch the rest together. Your Virtual Results site covers the whole trip, from the first search to the next booking, plus the owners and renters behind it.

  1. 1 · Found

    Guests and renters find you

Pages for every property, area and season, built to be found in search and shared by text.

  2. 2 · Searched

    Search that shows real prices

Filter by dates, guests, bedrooms and pets. Results show each home’s price range, then the exact total for chosen dates.

  3. 3 · Priced

    A price for every night

Nightly, seasonal, weekend, holiday and length-of-stay pricing from one rate calendar.

  4. 4 · Quoted

    Quotes in seconds

Guests get an itemized quote on screen. You can send one yourself from the same numbers.

  5. 5 · Booked

    Book or apply online

Instant booking with secure payment for stays. Online applications for long-term rentals.

  6. 6 · Synced

    Every calendar agrees

The booking goes to your channel manager or PMS, which updates Airbnb, Vrbo and Booking.com.

  7. 7 · Stayed

    Guests arrive prepared

Arrival details, house guides and local recommendations live on your site.

  8. 8 · Returned

    They book you again

Guest emails stay in your list, so the next stay comes straight back to your site.

Book anywhere. Every calendar updates.

Your site connects to the systems you already use. A booking on Airbnb blocks the dates on Vrbo, Booking.com and your own site. A direct booking or an owner stay blocks them everywhere else. Where your channel manager or PMS offers an API, we connect through it instead of waiting on an iCal refresh.

  • Your channel manager or PMS, such as Guesty, Hostaway, OwnerRez, Lodgify or Streamline, through its API
  • Airbnb, Vrbo and Booking.com through that channel manager, so every channel follows one calendar
  • iCal feeds for anything else, from a cleaner’s calendar to a niche listing site
  • MLS rental listings imported automatically where your MLS data license allows

Set the rules once. Every night prices itself.

Build your seasons, weekends, holidays and event weeks in one rate calendar. Add weekly and monthly discounts, minimum stays and changeover days. Override any single date. Your website and your quotes use the same rates your PMS or pricing tool sends to your channels.

  • Different prices by day of the week, season and time of year
  • Length-of-stay pricing: weekly and monthly rates or discounts
  • Minimum nights and check-in days that change with the season
  • Cleaning, pet and extra-guest fees, deposits and lodging taxes
Illustration with sample data.

Show the real price range before guests pick dates.

When a guest browses without dates, each home shows its price range for the season, such as $169–$450 a night, instead of a base price that turns out wrong. When they choose dates, the range becomes the exact total for that stay, with every fee included. Nobody gets a surprise at checkout.

  • Price ranges in search results, by season or by the dates searched
  • Exact totals the moment dates are chosen
  • “Email me this quote” saves the guest’s dates and brings them back

Quote any stay in seconds, from anywhere.

A guest can price their own stay on the site, then book it or email the quote to the rest of the family. When someone calls or texts, you build the same quote from the same rate calendar, send it with a booking link and see when it is opened. The number they book is the number you quoted.

  • Itemized quotes with nights, discounts, fees and taxes
  • One-click booking link that holds the quoted price
  • Group, wedding and multi-property quotes in one place

For vacation rental managers

Vacation rentals are their own kind of mess. They get their own website.

A vacation rental has a different price nearly every day of the year, sits on three or four booking sites at once, often appears in the MLS too, and still needs a person to quote the big stays. Your vacation rental website brings all of it into one place.

  • Synced with every channel and the MLSAirbnb, Vrbo, Booking.com, your channel manager, your PMS and MLS rental listings stay in agreement, all following one master calendar.
  • A different price for every day of the yearSeasons, weekends, holidays and local events set the rate. Override any single night when you need to.
  • Price ranges in search, exact totals at checkoutGuests browsing without dates see a home’s real range. Guests with dates see the full price, fees and taxes included.
  • Quotes for the stays that need a personHoliday weeks, family reunions and multi-home groups get an itemized quote and a booking link that holds the price.
  • Owner stays blocked everywhereWhen an owner reserves their own week, every channel shows it as booked.
  • Guests who come back to youDirect guests are yours to email. Past guests get your site, not a platform, when they plan next year.
  • Everything a guest needs before arrivalHouse rules, check-in steps, parking, Wi-Fi and local favorites, on a page you update once.

Short-term, furnished and long-term rentals, on the same site.

Many companies run more than one kind of rental. Your website handles each one the way it is rented, so a 30-night corporate stay and a 12-month lease never have to share a booking form.

Short-term and furnished stays

Nightly, weekly and monthly rates on one calendar for traveling nurses, relocations, insurance stays and remote workers. Guests check availability, see the monthly total, book and sign the stay agreement online.

Long-term rentals

Current vacancies with real availability dates, filters for rent, bedrooms and pets, and online applications that collect ID and income documents and pass applicants to your screening service. Rentals listed in the MLS can appear on your site automatically through your MLS data feed, so your own website stays your best rental listing site.

Commercial rentals and leasing

Office, retail and industrial space for lease, on the same site.

Commercial tenants search differently. They filter by property type, square footage, lease rate and move-in date, then want a flyer and a tour. Your site lists every available suite with lease or sale terms, takes tenant inquiries with the details your leasing team needs, and keeps availability current from the systems you already use.

  • Office, retail, industrial and flex space with size, rate and availability
  • Lease and sale listings side by side, filtered separately
  • Tenant inquiries with company, space needed and timing
  • Availability from Buildout listings or the exports and feeds your Yardi, MRI or AppFolio account provides
  • Links to your LoopNet and Crexi listings, so marketplace traffic and your own site work together

Win more owners while you serve guests.

Your next property comes from an owner who searched for a manager. Give them a page that explains your services and a short request for a rental income estimate. It reaches your team with the address, size, current use and timing, ready for a call. Owners you already manage find their portal link and their booked owner stays in one place.

Questions rental owners ask us

Do I stop listing on Airbnb, Vrbo and Booking.com?

No. Keep every channel that brings you guests. Your website becomes the place you control, the calendar the others follow, and the place repeat guests book without a platform fee.

Do I have to replace my channel manager or PMS?

Usually not. We connect your site to the software you already run, including systems like Guesty, Hostaway, OwnerRez, Lodgify, Streamline and Track, or to Airbnb, Vrbo and Booking.com through iCal calendar links if you manage a few homes yourself. We confirm the exact connection for your software during planning.

Can the site show our rentals from the MLS?

Yes. Rentals your brokerage lists in the MLS can appear on your site automatically through your MLS data feed, alongside rentals you add yourself. Your MLS’s display rules apply.

How do guests pay?

Through secure online checkout on your site, paid to your own merchant account. You set deposits, payment schedules, security deposits and cancellation terms.

Can it handle long-term applications and furnished stays as well as vacation rentals?

Yes. Each rental type gets the right path: nightly booking for vacation stays, monthly pricing and online agreements for furnished stays, and applications with document upload for long-term leases.

Do you handle commercial leasing too?

Yes. Office, retail, industrial and flex space can sit on the same site as your residential rentals, with lease and sale filters, square footage and lease rates, and tenant inquiries routed to your leasing team.

What does it cost?

It depends on how many properties you run and which systems we connect. Tell us about your rentals and we will send a clear proposal after a short planning call.
