Open a full SEO suite and count the tabs: keyword gap, backlink audit, crawl budget, domain authority. You wanted one answer, whether buyers in your market can find you, and it’s buried three tutorials deep.
Seen is a different bet. It’s a low-cost Virtual Results benefit for licensed real estate agents that answers that one question across Google, Maps and AI answers, then lets you get back to selling. Here’s what it is, what it isn’t, and what it costs.
Why build one more SEO tool?
We didn’t set out to. Virtual Results builds websites for real estate agents and brokerages, and real estate agents kept checking their rankings the same way: by Googling their own names. Google shows that searcher a tilted picture, because it knows who’s asking.
The tools that check properly were mostly built for agencies and in-house marketing teams, with learning curves to match. Free one-off checks are too thin to trust month to month. The gap sat in the middle: a real estate agent running a business of one who wants a trustworthy answer without taking up search marketing as a second career.
What Seen is
Seen is a visibility check for real estate, covering the three places buyers look:
- Google search: rank by city, your Google rank for the searches you choose, as searched from your city without your search history. Paid plans.
- Google Maps: where your real estate business shows on the map across your farm area. There’s no Maps screen yet; ask Sam, Seen’s built-in assistant, or your own AI assistant. Maps checks use credits on any plan, including Free.
- AI answers: whether ChatGPT and Google AI Overviews mention you, plus a prompt explorer that compares answers from ChatGPT, Claude, Gemini and Perplexity. Paid plans.
Around those sit neighborhood keyword ideas, a competitor check, a website and IDX check, and seller reports you can bring to a listing presentation. Seen also recognizes which website platform and IDX you use (IDX Broker, iHomefinder, Showcase IDX and more); platform-specific tips are coming soon.
What Seen isn’t
- An SEO suite: no forty-tab dashboard and no jargon to decode.
- A ranking promise: Seen shows where you stand. No one can guarantee where you’ll rank.
- Open to everyone: only licensed real estate agents, with access through Virtual Results.
- Endorsed by the companies it checks: Google, OpenAI, Anthropic and IDX vendors are named because buyers and websites use them, not because they back Seen.
- A replacement for your marketing: it tells you where you stand so your marketing budget goes where it counts.
What Seen is for
Seen is for the moment before you spend. Should you pay for a new neighborhood page? Is your Google Business Profile costing you calls from the map? Does any AI assistant mention you at all?
Check, read the answer, decide, close the tab. A visibility check should take minutes, not evenings.

What it costs, in plain numbers
Three plans, all billed in credits that pay for the live Google, Maps and AI data each check pulls:
- Free: $1 of credit, once (1,000 credits). Keyword ideas, competitor checks, link checks, and Google Maps checks through Sam or your AI assistant. That’s about 14 keyword searches.
- Standard, $10 a month: 10,000 credits a month. Adds rank by city with scheduled tracking, and AI visibility. That’s about 400 on-demand rank checks, or a mix.
- Pro, $25 a month: 27,500 credits a month, 10% more credits per dollar than Standard. Built for several markets or farm areas.
One tip that stretches a plan: a scheduled rank check uses about 7 credits, against about 24 for the same check on demand. Set your core searches on a schedule and save on-demand checks for questions that come up. These figures are Seen’s own estimates from the Seen pricing page; actual use depends on what you run.
We priced Seen low on purpose, so a visibility check doesn’t compete with your advertising budget. You don’t have to take our word on value. Start on Free, run keyword ideas for your own neighborhood, and judge whether the answer was useful.
Why AI tools get extra attention
Seen connects to the AI assistant you already use, such as ChatGPT or Claude, so you can ask about your rankings in plain English instead of learning a new screen. We want that list to grow. If you build an AI tool and want it to work with Seen, reach us through the Virtual Results partner program. Our post on whether ChatGPT names you when buyers ask covers the AI side in full.
